TIM HORTONS

The new Tim Hortons is now open! Tim’s owners are very grateful for the overwhelming support given by Stratford’s residents. Thank you. Stratford is excited to be home to the first Tim Hortons in the South Jersey-Philadelphia area. Tim’s has a variety of delicious donuts, sandwiches, soups, etc. and is conveniently open from 5am to 12 midnight every day with fast dual drive-thru service windows.

BERLIN ROAD TOWNHOMES

Work is underway to transform this dormant tract of land into Stratford’s newest neighborhood.  The dilapidated structures are gone and the redeveloper is working closely with Borough employees and professionals to begin the site work in earnest in Spring 2022.  

Once the site is regraded, and underground utilities and curbing is installed, Ryan Homes, a national leading in new home construction, will take over the project.  We anticipate to see these 49 new homes rising quickly from the ground later this year and sales beginning soon after.  We are excited to welcome Stratford’s newest homeowners to our wonderful community.

SENIOR LIVING FACILITY

This multifloored facility will be located on several acres on West Laurel Road adjacent to the woods, Timber Creek and Laurel Lake. This new facility will provide a total of 182 units of much needed independent living, assisted living and memory care senior housing.  Seniors who live here will enjoy wonderful services such as an art room, library, chapel, beauty spa, fitness, physical therapy, theater, coffee shop and bistro, dining and club room, covered porch, and roof deck.

This project is the culmination of years of effort to revitalize an underperforming property and will stand as a great example of what can be accomplished through visionary and steadfast commitment to the belief that Stratford’s future will be even better than its past.  Several of the obsolete structures have already been removed with the remaining demolition to be completed and site work set to begin within a few months.

ROYAL FARMS

The New Jersey Department of Transportation has granted a highway access permit for this project, clearing the final regulatory hurdle. Royal Farms has applied for its building permits which are now under review and will be issued as soon and all the details have been worked out among the contractors and our engineering and construction code officials.  Simultaneously, the redeveloper Brandywine is working to complete site plan revisions that were required as part of its Joint Land Use Board approvals. This attention to details will ensure the new facility is the best possible embodiment to our shared vision of Stratford’s future, provide residents with great services and create new revenues to reduce the tax burden on our homeowners. 

 

BERLIN ROAD REDEVELOPMENT – PHASE 2

Redevelopment is the process that allows Stratford to look beyond the present and prepare for its future.  Berlin Road Phase II is the next logical step toward revitalizing the Berlin Road corridor into a vibrant economic engine that entices more people to come to Stratford to shop, work and live. Located next to Phase I, bordered by Arlington Avenue, White Horse Pike and New Road, Phase II has been sent to the Joint Land Use Board and its professionals to be studied for possible designation as In Need of Redevelopment – with Condemnation Authority.  This is the first time Stratford is contemplating using the eminent domain option.  The issues that create the need for Redevelopment don’t happen overnight and neither do the solutions.  When you decide to undertake the yearslong process of Redevelopment, it would be disastrous to commit public resources if only to have all efforts blocked by unreasonable and unretractable forces.  The Borough Planner will report back to the Board at a future JLUB Meeting.  After the JLUB has completed the study and public hearing they will make their recommendations to the Borough Council.

LAUREL MILLS DEVELOPMENT

Stratford is committed to transforming this long dormant property into a beautiful, vibrant neighborhood.  Working in concert with the property owner, Stratford’s Borough Council and Joint Land Use Board created a viable Redevelopment Plan for the site and have provided all the necessary approvals to allow the project for 80 new townhomes as well as retail space along Warwick Road to proceed immediately.  Sometimes, saying yes isn’t enough and unfortunately, the property owner must demonstrate their commitment through deliberate and progressive action to redevelop the property. Therefore, at its February 8th meeting, Borough Council directed the Joint Land Use Board to evaluate the property to be declared an Area in Need of Redevelopment – with Condemnation Authority.  We remain committed to our vision for this site and hope the current owner lives up to their commitments. But rest assured, Stratford will exhaust every available resource within its power to see this site blossom to compliment the other nearby residential homes. 

PROGRESS CONTINUES – NEW BUSINESSES

Borough Council approved a business license for Dena’s Auto Sales to be located on the White Horse Pike at the corner with Cooper Avenue, next to Seasons Pizza.

The new owner of The Stratford Laundromat is investing in the facility with all new washing machines and dryer units. 

A local institution Milanese Brothers Pizza is now located at Stratford Square joining other great local businesses Floss’ Pet Grooming, Tejas Fresh Mexican Cuisine, and Goodwill.  Ventura Produce will soon join them adding fresh fruit and vegetables to Stratford Square offerings.

Philadelphia Provision Company at 75 S. White Horse Pike offers an array of great meals from large breakfast sandwiches, to lunch and dinner selections.  Closed Mondays and Tuesdays. 

FreeByrd Chicken at East Laurel Road and White Horse Pike is open every day for arguably the best chicken sandwich in the county.
